Excited About Our House!!

We are super excited about our house...mainly because we went to an open house of our model to have a look to determine if we felt the 9ft ceiling upgrade was worth the money. We brought along my mom to see "our" house and she just loved it and we were so excited to see it!!

We have our appointment with our mortgage broker on Wednesday as we need to have them sign a pre-approval to add our upgrade choices to our mortgage. After walking through we reviewed our upgrades and finalized our wants to the following:

We decided to only select things we can't change or are more costly or difficult later on. Luckily my future hubby is able to do just about anything around the house- plumbing, electrical, structural... you name it.

9ft ceilings $6525
smooth ceilings (on main floor) $1011
3-piece bathroom rough-in (basement) $586
maple staircase $2101
cold cellar $2499
angled tile (main floor only) $843

so for us our total will be $13,565.00

we were happy to find out our door entry from garage is included and the basement windows are large enough not to have to upgrade. We intend to use it as living space in the future.

Now it's all up to the bank but things are looking good. We originally locked in at a rate of 5.75%, right now we can get 4.69%! The bank of Canada is set to lower rates on Tuesday the 26th so we'll likely be looking at 4.44% or lower which makes our upgrades affordable and less than our house before any upgrades at 5.75%. January 27th is the 6month count down date which means we can go outside our big bank and lock in a better rate. Only the big banks will lock in for 18-24months and the lock in rate is not nearly as good and searching elsewhere (right now)
